About the Job

AQUILAW is seeking a Counsel to join its Real Estate practice in Kolkata. The role is primarily liaisoning-focused and involves coordinating with government authorities, overseeing title search processes, and managing compliance-related activities connected with real estate transactions and land records.

Experience

• 10–12 years of professional experience.

Eligibility

• Graduate or Postgraduate from a recognised institution.
• Candidates with an LL.B. qualification will be preferred.
• Minimum 10 years of professional experience in:
  • Real Estate Law
  • Registration Procedures
  • Mutation Processes
  • Conversion Procedures
• Proficiency in reading Bengali deeds and documents.
• Proficiency in digital legal tools, online filing systems, and government property registration platforms.
• Self-motivated with a strong sense of responsibility and ownership.

Responsibilities

• Liaise with government departments, revenue authorities, municipal bodies, registrars, BL&LRO offices, and other external stakeholders to facilitate project execution.
• Centralise and oversee external title search work, including coordination with external searchers, verification of documentation, and review of search reports.
• Handle mutation and conversion applications and coordinate with authorities to ensure timely updates of records.
• Prepare and pursue RTI applications relating to land records, registrations, and property-related information.
• Facilitate amalgamation, bifurcation, and land record rectification processes.
• Maintain trackers, case files, and documentation for all external processes and ensure timely follow-ups.
